MKA ENGINEERING / FIRE SAFETY

Fire Protection Systems Monthly Audit and Technical Control

Your fire system does not become safe just by being installed. Fire pumps, sprinkler systems, hydrants, fire cabinets, control valves and water supply infrastructure must be monitored throughout operation. As MKA Engineering, we evaluate the risks that may affect the performance of the current system in the field, record the findings and provide a traceable road map for corrective actions.

Why monthly audit?

The system, which is expected to operate in case of fire, should also be checked at normal times.

A valve that remains closed over time, a disabled pump, reduced water supply, a damaged sprinkler, loss of pressure or unseen lack of maintenance can reduce the level of protection. Most of these problems can be detected at an early stage through regular operational checks and technical site inspections.

Our monthly audit service; It is designed to connect the observed status of the systems, continuity of records and improvement efforts for previous detections to the same monitoring system. The scope of the audit is determined by the characteristics of the facility, the installed equipment, the current project and the applicable technical requirements.

Important technical distinction

Monthly inspection is not presented as a fixed inspection period required by legislation alone for all fire systems. Weekly, monthly, quarterly, six-monthly, annual and other test/maintenance activities stipulated in the relevant standards must also be carried out. This service additionally provides regular field surveillance, reporting and risk monitoring.

Audit scope

Which systems are examined in fire installation?

The checklist is adapted to the systems actually located in the facility. The following headings show sample service scope; Measurement and function tests are carried out according to the methods specified in the contract and relevant safety procedures.

01 / PUMP

Fire pumps and control panels

Automatic/manual operation readiness, alarm conditions, panel warnings, pressure switches, leakage, vibration, leakage and maintenance access are checked in electric, diesel and jockey pump groups. Functional tests are planned under safe conditions within the framework of the manufacturer's instructions and facility procedure.

02 / WATER SOURCE

Fire water tank and reserve

Usable water reserve reserved for fire, level indicators, filling order, low level warnings, suction connections, valve positions and continuity of water supply are examined. Physical problems, contamination and access restrictions in the warehouse are recorded.

03 / SPRINKLER

Sprinkler heads and lines

Visible damage to sprinkler heads, paint, corrosion, improper blocking and improper storage distances; Label, position, leakage and indicator status are evaluated at alarm/control valve stations. Additional requirements of dry and pre-action systems are discussed separately.

04 / CABINET

Fire cabinets and hoses

Accessibility of fire cabinets, cover and lock status, hose/reel, nozzle, valve, connections, operating instructions and visible damages are checked. Pressure, flow and hose tests are carried out in the relevant procedure and appropriate test periods.

05 / HYDRANT

Hydrants and outfield ring line

Hydrant access, covers, connection ports, marking, mechanical damage, sealing and environmental barriers are examined. Determinations regarding ring valve positions and necessary test points are recorded.

06 / VALVES

Control valves, alarm valves and check valves

Main shut-off valves and monitored valves are checked for correct position and accessibility, label and seal status, visible leakage and corrosion. Equipment that must normally be kept open or closed is verified according to the approved project and operating procedure.

07 / PRESSURE

Manometers and hydraulic gauges

The readability and value trends of the indicators on the pump suction-discharge, floor and system lines are examined. Measurements are compared with the approved project, the design criteria of the system and previous records; A single constant pressure value is not assumed for all buildings.

08 / PIPING

Pipelines, hangers and mechanical integrity

Leaks in exposed pipes, corrosion, loose hangers, impact damage, improper intervention, risk of freezing and access to control points are evaluated. Hidden installation sections are handled separately according to access and testing possibilities.

09 / ALARM

Stream switches and tracking links

Alarm and fault conditions are examined for pressure/flow switches, valve status monitoring elements, alarm panel and building management system connections in the system. Signal transmission and function tests are coordinated with the relevant operating authorities.

10 / BUSINESS

Records, access and user preparation

The pump room layout, markings, test and maintenance forms, fault history, closure of previous nonconformities and emergency operating instructions available to the responsible personnel are checked. The impact of changing usage and storage conditions on the existing system is evaluated.

MKA Audit Process

We carry out discovery, control, findings and follow-up together.

Inspection is not just ticking off a control form. Each visit is part of a technical workflow that makes corrective actions traceable, comparable to previous measurement and observation records.

01 / PREPARATION

Current status and project review

The installed system list, approved projects, previous maintenance and test records, open faults and authorized operating personnel are determined.

02 / FIELD

Visual and technical checks

The pump room, water tank, sprinklers, cabinets, hydrants, valves, piping, indicators and access areas are inspected according to the checklist.

03 / VERIFICATION

Measurement and test records

Results measured in appropriate and authorized tests are recorded; The execution status and reports of other mandatory tests are reviewed.

04 / ANALYSIS

Non-conformity and risk classification

Deficiencies are evaluated according to their importance and urgency; Critical findings that may affect system function are forwarded to the facility manager.

05 / REPORTING

Technical inspection report

Detection location, observation, photographs, measurement data, recommended corrective action and appropriate follow-up time are reported.

06 / FOLLOW-UP

Preparation for the next audit

Closing status of previous findings is monitored; New findings and recurring problems are compared periodically.

risk assessment

Which malfunctions can become critical?

The priority of the finding is determined by its impact on the actual function of the system and the conditions of use of the facility. The aim is to clearly list the points that require intervention, without showing every defect at the same level.

Loss of critical function

Immediate evaluation and notification to the facility manager is required for a main fire pump not activated, a closed main supply valve, an unusable fire water source, or similar findings that directly affect protection.

High priority nonconformity

In the event of a leak, recurrent pressure drop, damaged connection, access obstruction or alarm/monitoring problem, the system impact is examined and a corrective action process is planned.

Improvement and follow-up

Missing labels, unreadable indicators, outdated records and similar issues are recorded by determining the risk level and followed up in subsequent controls.

Audit outputs

Traceable technical recording and reporting

At the end of the monthly visit, clear and applicable technical outputs that the business can use are prepared according to the scope of service determined by the contract. The report not only indicates non-compliance; Identifies location, impact and recommended action.

  • System based checklists
  • Pump, water reserve and pressure observation records
  • Field determinations with photographs
  • Prioritized list of risks and deficiencies
  • Corrective action suggestions
  • Comparison with previous audit
  • Open/closed finding tracking
  • Technical information to the business officer
Purpose of use of the report

The field inspection report prepared does not replace the license compliance certificate, fire safety compliance certificate or periodic inspection that must be carried out by the authorized organization, unless it is clearly defined in the contract. Technical recommendations are evaluated based on the actual situation on site and available design documents.

Legislative and technical framework

Controls planned specifically for the facility, based on relevant standards

Article 100 of the Regulation on Fire Protection of Buildings requires that fire extinguishing systems be subject to periodic control, testing and maintenance specified in the relevant standards. In sprinkler installations, TS EN 12845, in the maintenance of fire cabinet hose systems, the relevant TS EN 671 series and other technical standards referred to in the project specifications, if any, are taken into account.

Inspection and testing periods may vary depending on system type, equipment features and current standard version. Therefore, it is not claimed that a single monthly visit will cover all obligations; A work plan is prepared in accordance with the current maintenance schedule and legal requirements of the business. Any performance limit value is evaluated against the approved project and applicable technical criteria rather than an arbitrarily assumed fixed pressure.

Field safety and test coordination

Since the protection system may be temporarily disabled, alarms may be triggered, or water discharge may be required during the test, the work is planned with the authorized personnel of the enterprise and the necessary permits. During the audit, unauthorized interventions that may render the system inoperable are not made.

Frequently asked questions

About monthly fire installation inspection

Frequently asked technical questions to accurately evaluate the scope of the service, audit period and reporting approach.

Does a monthly check mean that the system meets all its requirements?

No. Monthly auditing ensures monitoring of the current situation within the specified scope and identification of nonconformities. Project conformity assessment, hydraulic performance verification, periodic tests stipulated in the legislation or authorized organization controls are not considered to replace this service unless their scope is separately defined.

Are fire pumps tested every month?

The method and intervals at which fire pump checks will be performed depend on the manufacturer's instructions of the equipment used, the applicable standard, the existing system and operating procedure. Records of tests are reviewed during the monthly site visit; Functional tests included in the contract are carried out under controlled and safe conditions.

If a weekly inspection is required for the sprinkler system, is a monthly inspection sufficient?

No. Within the scope of TS EN 12845, there are checks for sprinkler installations at different periods, including weekly routines. Monthly professional field inspection is an additional monitoring and technical evaluation service that complements the business's own periodic controls.

What happens if problems are found during the inspection?

The detected finding; It is classified according to its effect on the function of the system, its possible consequences in terms of life and property safety, and the urgency of intervention. Critical findings are reported to the business manager without delay. Corrective action, retest and closing follow-up are planned according to demand and work scope.

Will the business working order be disrupted?

Most of the visual controls can be carried out in accordance with business activities. Before operations such as water flow, alarm triggering or pump function testing, a permit and safe test plan is prepared with the facility authority; When necessary, those concerned are informed in advance.

For which facilities is the service suitable?

The scope of inspection can be prepared according to the established system for factories and production facilities, warehouses and logistics centers, shopping and commercial buildings, hotels, health and education buildings, mass housing and sites, and other buildings with existing water fire extinguishing installations.
